“BEFORE” photos at Hotel Solem
The City of Cloquet initiated condemnation proceedings in April 2022 after ongoing building code violations at the blighted and vacant Hotel Solem building located in the heart of downtown. The City of Cloquet was awarded ownership of the three-story 1919-1923 Hotel Solem building by the Carlton County Courts on August 4, 2022. The City Council appointed the Cloquet Economic Development Authority (EDA) to manage its redevelopment opportunities. The EDA hired a hazardous material survey and structural engineering evaluation for the building then issued a Request for Proposals (RFP) for the Adaptive Reuse / Redevelopment of the Solem Hotel located at 915 Cloquet Avenue from October 17, 2022 - November 30, 2022.
In late May 2023, C&C Holdings submitted a formal letter of interest to work with the City of Cloquet on this project.
After flying drones over the building’s exterior to estimate repair needs and generating a 3-D model of the building, C&C Holdings gutted the entire building down to the studs. They bolstered and stabilized the building. It has been constructed entirely into a functional building with HVAC systems and structural improvements to support 18 market rate apartments. There are six apartments per floor plus amenities incorporated into the building and units. An elevator was added to the building as well as a full sprinkler system. The estimated project cost is $3.975 million. Construction began on the project in late summer 2024 and was completed in August 2026.
